Model your project from unit mix to investor returns, and walk into a lender meeting prepared.
Not in Winnipeg?
The financial model runs on whatever numbers you give it — financing, cash flow and returns. Projects currently start with a Winnipeg address, where the parcel lookup and architect-verified by-law database are live; more Canadian cities are on the way.
Drop in your address, set your floor count, unit mix, and lease types. The model builds from your actual buildable envelope.
Set your loan assumptions — LTC or LTV, interest rate, amortization. Stress-test against different capital structures in real time.
IRR, equity multiple, DSCR, NOI, and multi-year cash flow projections — everything your lender and investors need to see.

Run your full investment analysis before you commission a study or make an offer. Model unit mix, lease types, financing assumptions, and operating costs — then export projections ready for your capital stack conversation.
FeasibL's Loan tab sizes each CMHC Apartment Construction Loan Program tier against a conventional construction loan. A higher MLI Select point score unlocks more leverage and longer amortization:
| Tier | Tier 3 | Tier 2 | Tier 1 |
|---|---|---|---|
| Qualifying points | None required | 47+ | 65+ |
| Max loan-to-cost | 90% | 95% | 100% |
| Max amortization | 45 years | 50 years | 50 years |
Tier 1 also enables land-equity financing. Figures reflect the CMHC Apartment Construction Loan Program (MLI Select); confirm current program terms and eligibility with CMHC.
Run massing options, test setback rules, generate parking layouts, and tie it all to a full investment proforma. Powered by a deterministic zoning engine with an architect-verified bylaw database — built for Winnipeg today, with more Canadian cities on the way.
A commissioned feasibility study runs $5,000+ and takes weeks. A project on FeasibL is $500, everything included — and you keep it for the life of your account.

A proforma proves the deal; a render sells it. Turn the 3D massing from your feasibility study into photoreal concepts for your investor deck, your lender package, and the rezoning or community hearing — so everyone in the room sees the finished building, not an empty lot.
Pricing
$500per project
One site, unlocked permanently, with everything included — zoning through to the lender binder. No subscription, no seat licences, and no feature you have to upgrade to reach.
The same project, bought in advance. They sit on your account until a site comes up, and stay good for a year.
Nothing is rented, so a slow year costs you nothing and there is no renewal to forget. Work you have paid for stays open — including at zero credits, when the pro forma, the binder and the export all keep working and only a new render is refused. More credits are $50 for 25, bought into the project that needs them.
Yes. Every project is private to your account and secured by per-user database rules — no one else can read your sites, scenarios, or numbers. We never sell or share your deal data.
No subscription. A project is $500 and that is the whole price — everything is included and nothing is locked behind a higher tier. Buying ahead is cheaper: 3 for $1,350 ($450 each), 10 for $3,500 ($350 each), 20 for $6,000 ($300 each). Projects bought in advance sit on your account until a site comes up and stay good for a year. Above 20, talk to us. Nothing is rented, so a slow year costs you nothing and there is no renewal to forget.
Winnipeg's bylaw database — setbacks, parking standards, overlays, and use rules — is encoded and verified by a registered architect against the actual bylaw. It is a research and screening tool: always confirm final figures with the authority having jurisdiction before you commit.
FeasibL is built for Winnipeg today — the architect-verified bylaw database and parcel lookups are live there, so full projects currently start with a Winnipeg address. More Canadian cities are on the way; tell us which city you'd like next.
Each project comes with 50 credits, which pay for image generation — the rendering studio and AI map edits. A one-shot studio render is two generations, so 50 credits is roughly 25 renders. They are held by the project, and they never expire. If a project runs out, only new renders stop: the proforma, financing, the feasibility score, the binder and the PDF export all keep working, and renders you already made stay available. More credits are $50 for 25, bought into the project that needs them. If you find yourself buying them often, tell us — that means the included allowance is too small, and the fix is on our side.
Within 30 days of your purchase, yes — any project you have not started is refunded at the price you paid for it. Buy a 20-pack for $6,000, start 15, and the 5 you did not start come back at $300 each: $1,500. A project you have started is not refundable at any point; it is yours permanently, with all the work in it, so there is no full refund once you have started one. After 30 days purchases are final. A credit top-up can be refunded in the same window while the credits are unspent. Contact us before disputing a charge — we would rather sort it out with you directly.
